Chinook Forest Partners has retained LandVest, Inc. as the marketing and transaction manager for the disposition of the Wild Vista Timberlands. This offering is a dispersed timberland investment opportunity spanning peaks from the eastern Cascade Range to the eastern slopes of the Coastal Range of Oregon, across the Umpqua and Rogue valleys. These Pacific Northwest timberlands are in over 50 individual tracts located in the rugged and beautiful southcentral Oregon wood basket.

There are over 12,000 acres of 36+-year-old timber stands with an inventory of 120 MMBF of high-value species, predominantly Douglas fir, white fir, and pine. This overmature inventory contains the attributes for an effective and robust carbon/timber optimization strategy. These properties have abundant wildlife and many natural and undisturbed amenities. The panoramic views and natural amenities, together with proximity to both developing rural communities as well as larger southern Oregon cities, appeal to many with an adventurous spirit for wilderness cabins, ranches, and rural homesites, creating significant HBU potential with this offering.

These mixed conifer timberlands are very productive with an acreage net down of just 6.3% from gross and an inventory of 7.6 MBF/net acre. The species mix is relevant for the regional mills with over 85% in Douglas-fir, white fir, Ponderosa pine, and lodgepole pine. The remainder is comprised of hardwoods with madrone as the primary species—a carbon-calculation favorite. The inventory on this offering supports immediate and near-term cash flow, is primed for a carbon/timber optimization strategy, and has significant upside with a tactical HBU program.

The property is offered for sale through a single-stage, sealed bid process. A full suite of resource and investment data will be available to a qualified bidder who submits a signed Non-Disclosure Agreement. Bids will be due on October 25, 2023
