686± Acres Fine, New York The Taylor Timber property is a contiguous 686±-acre timberland parcel situated along the east side of County Route 27 in the Town of Fine, New York. The property is located inside the Adirondack Park. Access is excellent with four-season paved frontage along primary Route 27 and a gated, private network of interior logging roads supporting forestry and recreational uses of the property. The timber resource is composed of predominantly northern hardwoods dominated by sugar maple, red maple, black cherry, and white ash. Past harvest entries have left shelterwood cuts with mature overstory and regenerating understory. A fresh timber inventory of the property is underway with an expected completion date of December 31, 2022. A recreational lease with two camps generates approximately $3,066 annually. The property is enrolled in New York’s 480-A forest tax program with a 2022 tax bill of $2,608. The forest management plan was updated in April 2017. APA land classification is “rural use” which can allow for reduced intensity residential development with appropriate permitting. There is no local zoning in the Town of Fine.
