LandVest is excited to bring Five Mile Forestlands to market. Encompassing more than 18,360 contiguous acres, Five Mile offers an appealing investment opportunity situated in the northwestern Adirondacks, Saint Lawrence County, New York. The property offers a compelling mix of timber, recreation, and conservation values that make for an attractive natural resource investment with potential for participating in ecosystem services markets such as carbon development. The forest provides a diverse mix of sustainably managed hardwood, softwood, and mixed wood stand types with near-term opportunities for harvesting and long-term value appreciation. A December 2022 timber inventory shows a well-stocked forest with 3.2 MBF sawtimber and 12.7 cords pulpwood per acre, heavy to red spruce, white pine, sugar maple, red maple, and yellow birch.

A conservation easement encourages ongoing forest management, timber harvesting, and recreational uses of the property. A robust private recreational lease program generates substantial non-timber revenue. Over eighteen miles of frontage along West Branch of the St. Regis River and Long Pond Outlet (NY-State-designated Scenic Rivers), five wholly enclosed ponds, and five mountain tops add exceptional beauty and recreational value. The property has excellent access and operability with mild terrain, fully developed internal road system, and on-site sand and gravel resources. The property is enrolled in New York’s favorable 480a forest tax program and managed in accordance with an approved forest management plan, achieving a significant tax reduction. Five Mile is situated approximately 25 minutes southeast of Potsdam, New York with good access to forest product markets and contractors.  

Five Mile is being offered via a single-stage bid event process with final bids due by 1:00pm EST, Friday, September 29, 2023. LandVest has assembled a comprehensive virtual data room with maps, timber inventory data, forest management plan, and other pertinent documentation. Interested parties are asked to fill out a confidentiality agreement to gain access to the data room. Representatives from LandVest are available to show the property upon request.
